Luxury Real Estate Website Design: Four Tips to Keep In Mind

As we research the latest and greatest in website design, we keep in mind two factors in our design of websites: brand strategy integration, and user experience. Here are 4 tips:

In terms of brand strategy integration, the site’s aesthetics should represent the brand in all its aspects.  For instance, if you are going to be focused on historical homes in a particular area, keep it focused there.  Resist the lure of enhancing it with modern homes.

Keep your home page clutter free, simply configured, so it is easy to use.   Think of staging your site like you do a home.  Keep it accessible to users.  Big musical overtures or flashy video introductions with rapidly moving graphics are a turn off resulting in a click off.  They also take time to load.

In terms of content on your website, resist peppering it with a bunch of keywords which are mind numbing and makes the reader wonder what you are talking about.  Besides, for Google, keywords are no longer the priority.  This gives them a reason to click off your site.

If you are going to write a blog as part of your strategy, write user friendly, informative and most importantly interesting content.  Keep the content, simple, short and interesting to read and share with friends.

Market Share: Creating the Elephant in the Highways of the Mind First!

Mind share precedes market share; that is the most powerful law of niche marketing.  There is tremendous leverage in this mighty real estate niche marketing law.  Therefore, capturing mind share should be your priority, unless you absolutely have the need to justify your success with a real estate marketing strategy that involves heavy lifting.

Here is a real estate marketing branding case study of a friend of ours, Joe Petrowsky, president of Right Trac Financial Group, Inc., who we met through Active Rain.  This case study demonstrates the incredible leverage you can enjoy if you apply this powerful niche marketing law.

Prior to being a highly successful mortgage broker, Joe opened his own real estate company in 1970. Starting from scratch Joe had no brand name recognition and needed to create an identity in a hurry.

He decided to buy three 40’ trailers at an auction that his brother ran. He had both sides painted black on yellow. They said the following,  “PETROWSKY REAL ESTATE CO. IF YOU DON’T KNOW US YET, YOU SHOULD”. Can you imagine how big each letter was, especially with this color combination?

He then rented three parcels of land that abutted the interstate, two on one side and one on the other. Each parcel was leased for 5 years. Joe figured the state would eventually start an action to have him remove the trailers.  But, between the ostentatiousness of these trailers along the highway that no one could miss and the press that he got (which he made sure of) he was able to capture a huge amount of mind share, fast!

Joe’s company became the number one volume producer in Eastern Connecticut in just 17 months!  He quickly controlled the listings throughout the area.  Then in 1985 he sold the company to 13 of his agents. He had 100 sales people and 5 offices at the time.

If your quest is market leadership leverage the power of niche marketing’s most powerful law: Mind share precedes market share.  How can you leverage this law in your own practice?

Luxury Real Estate Branding Tips: Does Your Brand Work ?

We are always amused when an individual or company peruses our portfolio of luxury real estate branding and website design asks us: "Which one of these designs are your favorites?"  Invariably our answer is all of them, because our goal is to represent the individual or company, as well as their marketplace.

What is design?  We like Steve Jobs' words on the subject: "Design is a funny word.  Some people think design means how it looks. But of course, if you dig deeper, it's really how it works."

So how does a brand work?  A brand has to resonate with the target market by standing out in the sea of sameness, and fit like a glove based on one's personal preferences.  A brand is developed based on a fundamental strategy that, if consistently applied will bring top of mind status.  So, the criteria is: Does the brand work to accelerate the pace at which you achieve this result?

Luxury Real Estate Marketing Tip: Finding your X-Factor

As a luxury real estate marketing professional have you ever wondered why someone else was given a premium listing?  Have you asked yourself why you were not even called to do a presentation in an area where you have sold many listings, and should be considered an expert?  Could it be that you were missing your “X Factor” and simply did not stand out as a result?

To us the X Factor represents impeccable manners, amazing follow through, and the cultivation of a “high touch” relationship.  That is what we strive to achieve in all of interactions and also look for in those professionals with whom we work.

Recently, we met with a Public Relations firm that we interviewed for a large real estate development project that we are working on.  What was remarkable about this firm is that the CEO answered his own phone. The firm is sizable; it occupying a three- story building, and has an international clientele.

When we arrived at our first meeting, the receptionist greeted us warmly.  As a matter of fact, there was a plaque with our name on it at the window, as well as a parking space assigned to us with our name on it!  Everyone we met with was prepared for the meeting.  They had read our brief and were ready with questions and comments.  They toured us through their facilities and introduced us to their staff.  This was the home of a happy family, which included some dogs of staff members, right in the workplace, who were allowed to be part of the creative team.

They even invited us to join the whole staff for lunch and brainstorming session, just to see how they work as a team. The CEO gave us a book that he authored and autographed it with the following note, “Let’s do something GREAT together!”
How to you define the X Factor for yourself?  To answer that question ask yourself:
Why do you like shopping in a particular store, when there are other stores carrying the same exact products?
Why do you prefer spending more time with certain individuals?
Why do you choose certain service providers over others?  Who do you recommend for services and why?
To embody the X Factor, give your prospects, your buyers, your sellers and all your service providers the same treatment that you enjoy and appreciate.  Make that a habit and you will thrive.

Luxury Real Estate Brand Strategy: The 2013 Emerging Luxury Brand of the Year

PART 1
Many luxury real estate professionals set out to make a name for themselves or to establish a new independent firm and emerge as the standout luxury brand in their marketplace.  Few have the vision to start something truly unique with the idea of “making a dent in the universe” as Steve Jobs referred to his personal mission in life.

For those of you, who are genuine visionary leaders, let the exciting brand story of Tesla Motors become a vital source of inspiration.  We believe that California based Tesla Motors is the 2013 Emerging Luxury Brand of the Year in America, perhaps in the world.

Stay tuned to this article series as the Tesla Motors brand story unfolds.  We are about to demonstrate how the same principles that have made this breakaway brand so successful can apply to your own luxury real estate personal or company brand.  From the Tesla Roadster (pictured above), the first fully electric sports car, to their fully electric luxury sedan, the S Model, to their fully electric crossover utility vehicle (CUV), the Model X, you will see for yourself how visionary leadership is the secret ingredient in market-leading luxury brand strategy.

Luxury Real Estate Marketing Tip: Follow Your Passion for Architecture!

As a luxury real estate marketing professional, the more you understand about great architecture the more you will be able to relate to buyers and sellers of architecturally significant homes.  If you have a passion for architecture specializing in selling these types of luxury homes could be the perfect niche for you. Follow your passion for architecture!

On our recent trip to the Acropolis in Athens, Greece we had the privilege of visiting one the most spectacular museums in the world:  The Acropolis Museum. It is an architectural masterpiece!

The unique constraints
and circumstances of the site provide an extraordinary architectural opportunity, “offering a simple and precise museum with the mathematical and conceptual clarity of ancient Greece”, according to Bernard Tschumi, Architect.

An abundance of natural light is a major factor that contributes to the enjoyment of the exhibits, as a visitor.  This is possible due to the fact that the majority of the objects displayed in the museum are sculptures (vs. paintings, photographs or drawings).  Through large high-tech glass windows that protect the structure from over-heating, you also have a magnificent, direct view of the Acropolis itself.
The visitors’ route through the museum forms a clear three-dimensional loop. The base (ground floor) of the museum floats over the existing archaeological excavations on columns that protect and sanctify the site.  The ground floor is primarily made of clear glass allowing over 10,000 visitors per day to view and literally walk over the ruins. From the very top of the museum, through an open atrium, you can actually see all the way down to the excavations.
Perhaps the most amazing aspect of the architectural design is the exterior of the building. Viewing the museum from one angle it appears that there are metal columns that mirror the ancient columns of the Parthenon. But, as you continue to walk around the structure it becomes clear that these are just the rounded edges of massive striated overlapping steel walls.  Absolutely brilliant design!
Study great architecture at every opportunity.  It will pay off for you in your luxury real estate marketing career. Follow your passion for architecture!

Luxury Real Estate Marketing Brand Strategy: How to Erase Your Unwanted Online Tracks

Identifying an under served market niche that you can service better than anyone else in your marketplace is a surefire luxury real estate marketing brand strategy that can help you achieve to top-of-mind status, fast. Here is an example of this principle from a company in the UK that addressed a pressing need of web users worldwide.

Taking charge of your online privacy has become a big challenge because most companies want to keep your personal data on file. But, what if you want to completely erase your account?
Some companies like Facebook, Skype, Craigslist and Ticketmaster make it difficult to delete accounts that you no longer want to use. Others, like Google’s Picasa, Netflix, Pinterest and Starbucks make it impossible to delete accounts online.

By far the quickest way to extricate yourself from unwanted online accounts is JustDelete.Me.  This brand new, free service has received massive amounts of international press coverage, almost overnight, because they found a simple way to save you time and aggravation while solving the problem of your online privacy. Essentially, JustDelete.Me is a list of links to the precise page on numerous websites where you can delete your account.

The topic of online privacy struck a nerve for us and we have been sharing our finding with our Language of Luxury audience all summer. If you have not already read our posts on this topic here is a set of links to the articles. We hope you find them helpful.

Luxury Real Estate Marketing Tips: The Value of Unexpected Appreciation

Many successful luxury real estate marketing professionals have a core referral base.  It is important to acknowledge these individuals often and thank them for their patronage and support.

Here is a case in point:

Yesterday, at our front door, we found two packages, addressed to each one of us, from Fed Ex.  We were delighted to each receive a books specifically selected for each of us.  The books were a gift from the service professional that we work with. The accompanying note, written on beautiful linen stationary read:

“I am pleased to share with you one of (the company’s) favorite traditions, the Summer Reading List.  This year’s selection represents some of the most compelling titles of the past year ranging from art, learning to lead, finding success and latest trends, as well as stories of giving back, rising to the top and survival. The books were chosen from hundreds of submissions from our colleagues around the world, and as I looked through the list, I thought you (Alexandra) would enjoy Lean In, by Sheryl Sandberg”. Ron’s note read, “ I thought you would enjoy The Soundtrack of My Life, by Clive Davis”.

It was an unexpected appreciation for the value we bring to this person and his company.   We did not need a gift to continue to treasure this relationship, however, this gesture was a reflection of the value we bring to each other’s lives.  We loved the fact that he took the time to make an individualized selection.   Receiving a hard cover book in the day of e-books made it a stand out.

What can you do that is an unexpected appreciation those who comprise your core referral base?

Luxury Real Estate Personal & Company Branding: Open New Channels of Creativity

A major part of our luxury real estate personal and company branding practice involves developing strategies to help our clients gain or sustain market leadership and also coaching them to execute their strategies. From our perspective, the art of coaching is essentially this:
Encouragement to shift from reacting to current conditions to proactively creating new channels of creativity through which inspired, innovative action can flow.
Contrary to the majority of business coaches we believe that holding our clients accountable for anything is an utter waste of time-theirs and ours.  For those of you who seek to consistently command the lion’s share of your marketplace, or a niche therein, there is absolutely no need for motivation tactics from your coach.

If you feel the need to be held accountable to achieve a goal of this caliber, motivation is the last thing that will work.  It may be a quick fix at best, and it will not produce enduring results. Your passion and your competition should keep you engaged in the game and on your toes. Or, you might as well get out of the game, altogether.

There is no amount of wheedling, prodding, cajoling, coaxing, persuading, sweet-talking, enticing, invalidating, flattering or intimidating that will get you where you want to go.
Unwavering support and encouragement to dissolve your own self-doubts (the only thing that can stop you from consistently realizing your dreams) is the “secret sauce” that is required from your coach.
In this article series, we will discuss how proactively opening new channels of creativity can not only be the catalyst to attract new and exciting opportunities, but also to open the flood-gates of bountiful career satisfaction and self-actualization.

Luxury Real Estate Website Design: Nature Can Inspire Extraordinary Design -Part 5

Authenticity, in communicating your personal or company branding through luxury real estate website design is paramount! Your colors need to be authentic not only in expressing your personal preferences but also in reflecting your local environment. For example, if you use a photo of a beach in the Bahamas to represent your New England shoreline, the colors of the sand and the ocean will portray an unauthentic marketing message.

For our clients', the market leading team of Neena Rodgers and Diana Burton, it was important that we researched and found the right image of a Chesapeake Bay oyster to incorporate into their brand identity. Connoisseurs of oysters would have spotted the difference immediately, if we used a non-local oyster. Of course, for research purposes, these ladies treated us to some of the best oysters we have ever tasted, harvested that morning, when we visited them in Virginia.

Inspired by the local natural colors that reflected the Virginia luxury waterfront lifestyle we chose a color palette and brand theme that also reflected the personalities of these accomplished professionals who represent well over 50% of all top tier listings in their area. Had we used an oyster from another locale for the color scheme, the “DNA” of their brand identity would have been completely different and unauthentic.

Luxury Real Estate Marketing: Innovate, Innovate, Innovate!

In marketing luxury real estate, being a market leader is not always a picnic. Why? As a market leader, you are often the target of many challengers. Just look at the onslaught of competition that the icon brand, Apple, is now facing.

Apple is known for consistently innovating, and introducing entirely new categories of products and services. The company became the market leader by creating brand new markets that did not even exist before.

Along comes challenger, Samsung with an interesting brand strategy.  They recently spent over one-half billion dollars on advertising trying to convince consumers that Apple is now yesterday’s news with their smart phone slogan, “The next big thing is already here with The Galaxy S3 and even more recently, the S4.

Essentially, Samsung’s strategy is to create the perception that Apple is no longer the cool, hip contemporary brand, “it once was”.  Instead, they want consumers to believe that Apple is now the more conservative heritage brand, not the edgy contemporary brand.   Apple used this very same strategy in their highly successful advertising campaign comparing Macs to PCs depicting Microsoft as the stogy heritage brand.

But, one thing is for sure:  Apple is not going to sit on their laurels. Nor, should you if you are the incumbent market leader in your luxury real estate marketing practice.

Prior to the introduction of the iPhone in 2007, Blackberry enjoyed its stint as a market leader in smart phones (especially in corporate America) by combining the Personal Digital Assistant (PDA) with secure email and some Internet browsing.  They were late to the table in adapting the touch screen and an operating system to support it, not to mention supporting an eco-system of app developers.

Blackberry, is finally trying to catch up. Even CEO, Thorsten Heins, said that Apple’s iPhone is not the state-of-the-art  smart phone it once was. In fact, it’s starting to look a little dusty, according his Wall Street Journal interview.  Is this actually true?  Maybe it is not.  But, in our opinion, his remarks reflect a brand strategy of piggy-backing on Samsung’s attempt to dismiss the reigning market leader, Apple, as old.

Blackberry discovered that if you do not keep pace with the speed of innovation, you could easily be replaced. But, this does not apply only to the world of high-tech.

On Melrose Avenue directly across the street from the Pacific Design Center is the architecturally contemporary home accessories showroom of Robert Kuo, (pictured above).  Originally, Kuo brought the magnificent art of cloisonné to America, but with a modern twist. He utilized the influences of Art Nouveau and Art Deco and introduced new shapes and finishes to this ancient art, which brought him notoriety.  His work can be seen in the National Museum of Taipei and in exclusive international hotels. Now, his sophisticated designs have taken organic forms.

So, let this be a lesson to those of you who are market leaders in your luxury real estate marketing practice.  Be complacent at your own risk. Innovate, Innovate, Innovate!

Personal & Company Branding: The Added Value of Provenance-Part 2

Welcome to Part 2 of our article series on provenance. In Part 1, we established that provenance comes from the French provenir, "to come from", referring to the chronology of the ownership, custody or location of a historical object. Here we will discuss how provenance can also become an added value in luxury real estate personal and company branding.

Consumers like to do business with people and companies who are like themselves, those they feel they can trust.  Successful luxury real estate personal and company branding accelerates the speed of trust. It does so by succinctly and authentically communicating that your brand’s values and personality is a match to the values and personalities of your ideal clients or customers.

To speed up the time it takes for consumers to recognize that your brand is a perfect match for them your brand messaging must clearly establish what you or your company stands for and how that position is sharply different from what your competitors stand for.  This is known as communicating your brand position.  If you were challenging a market leader the ideal brand position would be the polar opposite of your competitor’s brand position.

Brands that have provenance are called heritage brands. Provenance establishes lineage, pedigree, i.e. roots.  It provides a history and a story that adds a traditional vs.. contemporary context to a brand making it more valuable in the mind of consumers who appreciate traditional values.
Heritage brands communicate their sincerity, authenticity, wholesomeness, and caring. On one end of the spectrum of luxury heritage brands with provenance is See’s Candy that began in 1921 in Los Angeles.  Mary See symbolizes the old-fashioned values of homemade quality and friendly service.

One the other end of this luxury spectrum is the gentrified brand, Hermès. This French firm, established in 1837 specializes in leather (traditionally, saddles and riding accoutrements), lifestyle accessories, perfumery and read-to-wear clothing.

A local independent real estate firm that has been around for some time could be considered a heritage brand with provenance. For those consumers who appreciate the local roots and traditional values of such a company this would be their brand of choice.

If you wanted to challenge this established company of this nature, you would want to position your firm as young and progressive vs. old and traditional.  As such, you would not need to waste your time or marketing dollars trying to win over traditional-minded consumers. Instead, you would focus on those whose values and personality resonates with your contemporary brand position.

But, what if your competition is young and progressive.  How can you position yourself or your firm as a heritage brand with provenance?  Stay tuned for Part 3 where we showcase a successful, high-end blue jeans company that has recently done just that.  If this company can stand out in an extremely over-crowded clothing category, there is hope for you to do the same, as a luxury real estate marketing professional or company.

Personal & Company Branding: Co Branding with the Color of the Year

Co-branding is a synergistic marketing arrangement between two or more brands. The idea is to act in cooperation in a way that combines the strength of the brands. It is also a way to differentiate products and services in a highly competitive marketplace.  Co-branding is an excellent strategy that can give you a competitive edge because most luxury real estate marketing professionals under utilize it.

Here is an example that reflects a wonderful co-branding arrangement between Sephora  (a LVMH* company) specializing in selling beauty products) and Pantone, a 50-year-old company known for its universal color systems in graphic design (web and print), fabrics and more.

Sephora stores are like the cosmetic section of a department store. They carry a multitude of known brands.  Now they also want to market their own Sephora branded products.

According to Pantone, Inc. they are “the provider of color systems and leading technology for the selection and accurate communication of color across a variety of industries. The PANTONE® name is known worldwide as the standard language for color communication from designer to manufacturer to retailer to customer”.

In our own work as luxury real estate brand strategists and website designers we communicate via Pantone colors with our clients, graphic designers, web designers and printers.  We give our clients a complete Pantone profile of their brand’s color theme.

Every year Pantone announces the Color of the Year.  For 2013, the color is Emerald Green (Pantone 17-5644).

The photo above shows an eye -popping display in the Sephora window displaying makeup they created using Pantone’s “Color of the Year”.  Pantone becomes an endorser brand giving additional credibility to Sephora’s new makeup line. Pantone benefits by expanding their influence, their product line and their consulting services into yet another industry:  cosmetics.
Inside the store, in this picture, you can see that Sephora has developed an eye-shadow trio, mascara and an eye pencil in emerald green. Consumers can derive social currency because they are wearing the color of the year.

Think about ways in which you can co-brand with other non-competing businesses in your luxury real estate marketing practice. It is a great way to stand out from the crowd.

Luxury Real Estate Website Design: The Magic of Quality Cues

Courtesy of Apple
One of components of our Strategic Brand Analysis that we perform for each of our luxury real estate marketing clients is an audit or review of their current websites and those of their direct competitors. Among many factors, we look for what we call “quality cues”, those small details that add up to a remarkable user experience. Dropping the ball with quality cues is often where complacent market leaders become vulnerable.
We cannot overemphasize the significance of quality cues, as they help to capture leads. And, they are also the sparks that trigger word-of-mouth advertising or buzz!  Here is an example of how quality cues add up to a remarkable customer experience.
When your UPS delivery person smiles with delight and feels an instant sense of kinship with you (knowing what is inside the box) because he too has one and it changed his life.  And, he adds, “These guys make our job easier because of how well the boxes stack together due to their unique shape”. You know something remarkable is happening.
When unwrapping your newest business tool makes you feel the wonder of child opening a favorite Holiday present combined with the admiration of sheer packaging genius at work, something magical is happening.  You marvel at the ease of access to the product and the smooth texture of a single interior box that contain the additional components, how the cover slides, or actually glides open like a box of fine chocolates.
When your package arrives ahead of schedule because customer service made an exception for you when you ordered it and did not charge extra, you feel cared for. And, all this is before you even plug in the machine that was hailed by PC magazine as “the pinnacle of desktop design and manufacturing” (the new 27” iMac).
Imagine if your website created this much user satisfaction before you ever met your prospective client who reached out to connect with you after visiting your site.  That is the magic of Quality Cues!

Luxury Real Estate Personal & Company Branding: What's in a Name Brand??

Ivanka Trump at LAX, Photo by HotshotsWorldwide
What is in a name brand?  Everything is the answer, if your name is Trump.  A new luxury brokerage firm opened in New York, the name said it all “Trump International Realty”.    The Trump name is synonymous with luxury real estate and luxury real estate development.  The name is also associated with success, experience and victory in the face of defeat.  As a luxury real estate marketing professional, would you join this brand?

The Wall Street Journal, October 29, 2012, reported that Trump International Realty launched last week with a portfolio of 300 million dollars in listings.  The majority of the listings are Trump holdings, and the organization feels that they will have no trouble in increasing their listing inventory.  Ivanka Trump is at the helm of this enterprise.   Her father, Donald Trump, said “Ivanka has always felt strongly this is something we can do better than anybody else”

In this context Trump is a direct challenger to Sotheby’s, for example, a firm that enjoys instant brand recognition in the luxury real estate brokerage realm.  To succeed, Trump must deliver on an extraordinary promise offered to the brokers and agents they recruit.  This is equally important to the clients that they serve.

"Quality of service is more important to us than simply filling offices," Ms. Trump said. She also noted that the firm's brokers will be members of the Trump Organization's "corporate family" rather than being "anonymous member of a 5,000-person sales force." Ms. Trump says the brokerage will use a traditional commission model.

According to Mr. Sneddon, managing director of the new brokerage, “The Trump brokerage plans to focus initially on the New York region and then to expand to the rest of the world. Trump already has brought in a number of brokers from other luxury real estate New York companies.

Will there be a personnel shift in the New York luxury real estate scene as a result? We think the idea of being a “member of the Trump corporate family” may offer just the right incentive for some top agents to jump ship.  Time will tell if the Trump name will become synonymous with luxury real estate brokerage, in the same way Sotheby’s and Christies has.

Luxury Real Estate Website Design: Successful Single Property Websites Tell a Captivating Story

Successful luxury real estate website design must tell a captivating story about the homes you represent and it must also romanticize the marketplace in which you work.  This is particularly true about single property websites.  Here is a story within a story of the production of successful single property website.

We got a glimpse of quality online professional networking at its best on Active Rain, which is one of our distribution channel for the LOL Blog. “AR” is the largest online professional platform exclusively for real estate related professionals.

Gayle Rich-Boxman, a fellow AR member (and LOL member) in Oregon, reached out to us with a special request.  She and her husband Larry were getting ready to put their own home on the market. Their exquisite lakeside estate is on Fishhawk Lake, which is a private, lake community about 1.5 hours drive from Portland International Airport. Gayle asked if we could help her create a marketing strategy just for this property.

Although, our primary work is developing luxury real estate brand strategy for agents and independent brokerage firms who are bent on gaining or sustaining market leadership, we decided to make an exception, for Gayle.  When we flew out to meet the couple we became instant friends.

They invited us to stay at the their home and experience their fabulous lakeside lifestyle first-hand.  During our visit we hatched the marketing strategy and the marketing plan. The strategy included developing a state-of-the art, mobile-enabled single property website that we share with you here in this post. (Click on the link below to view the website).

Shortly after our visit Gayle invited several other friends that she met on AR for a retreat at her home. Debb Janes created a video that was mostly shot on Gayle and Larry’s electric-powered pontoon. Kris Ginsberg took some wonderful photos for the website, video and the property brochure.  With our art direction and supervision our Napa Consultants’ web design team went to work to create the site, incorporating all of the contributed components.

The site just launched and was immediately well received. The camaraderie and sense of community was heightened between network members who participated in the prodcution of the site and have all become friends in the process.

Remember to tell a captivating story with your luxury real estate website design and also romanticize your marketplace.  Do not be afraid to reach out and get input from others who can also help you tell the story.

Marketing Luxury Real Estate: The Difference Between Marketing and Selling

In marketing luxury real estate, many agents and brokers often fall into the trap of selling instead of marketing. Marketing is matchmaking. It requires concisely communicating the essence of your distinct promise of value to your ideal target market as you address their most pressing needs.  If your communication is clear your ideal prospects should instantly recognize that you, not your competition, are the right match.

Selling is trying to convince those prospects that are not really a match to you that they should work with you or buy from you anyway.  The need to sell comes from the false notion that there is a scarcity of ideal clients out there. But, the truth is that the time you waste trying to win over non-ideal clients and slogging your way through difficult transactions distracts you from opportunities to meet and work with perfect matches,

As discouragement and feelings of powerlessness set in, you begin to lower your standards and expectations.  You find yourself on the “chain of pain” attracting more non-ideal clients and more problematic transactions.

What is important to keep in mind is that people like to do business with people like themselves. Your ideal client is looking for you just as much as you are looking for them. And, they hang out with others who are like-minded. It is only natural for them to refer you to their friends.  It gives them personal satisfaction and also social currency to facilitate a successful referral.  When this occurs you find yourself on the “chain of gain” instead of the chain of pain.

Marketing done right is effortless because you are achieving an alignment of self-interests yours and your ideal client’s. Selling may give you the immediate gratification of momentary wins, but it will burn you out in the long run.

The most successful luxury real estate agents and brokers are passionate marketing professionals not selling professionals. When you sell a home, the sale itself is the very last thing that occurs in the process of meeting the needs of your ideal clients.  There is actually one more step.  And, that is getting paid for doing something that you love to do.

Luxury Real Estate Website Design: Capturing Attention Leads to Leads

With all the time and expense that goes into driving quality traffic to your website, you better make sure your first- time web visitors instantly have a great first impression when they get there. Successful luxury real estate website design instantly captures attention. Original quality content holds their attention, which increases your chances of actually capturing their lead.

Capturing attention leads to leads. This fundamental  is universal. Here is an example of how this plays out in purchasing wine without first getting a recommendation.  Recently, we were attracted to a bottle of wine (out of hundreds on the selves in the store).  The label simply was a question mark (?).  There was no name or description on the front of the bottle.

The label instantly attracted our attention and the original story about it prompted us to buy it.  It was a fluke at the winery.  They combined two wines by mistake, admitted it and this was the very pleasant result.  (see our previous post about (?)

Had we not been attracted to the label we most likely would never have heard about the winery, Oreana.  The wine was very reasonably priced and delicious.  The way they handled this error with complete transparency commanded our respect and made a very strong first impression.

It also prompted us to later explore the Oreana Pinot Noir on a subsequent visit to the store.
Oreana’s (?) label captured our attention.  Their story was original and compelling. The “content” was terrific.  And, the Pinot, our second Oreana experience exceeded the first.  Now, we are raving fans!

This is exactly what you are trying to achieve with your luxury real estate website design and your original website content.   Capturing attention, leads to leads.  Does your site achieve this?

Luxury Real Estate Website Design: The Winning Formula--Eye Catching Design + Original Content

In recent posts we have been focused on the importance of capturing attention with superior luxury real estate website design and holding attention with original content. We rarely include You Tube videos in our posts. But, this one is so astonishing because it so clearly illustrates both of these concepts.

Human beings tend to make snap judgments and pigeonhole people based on outward appearance. That is why great web design is vital for capturing attention. Apple, the most highly valued company in the world, certainly understood the value of excellence in design. Without it you may be ignored, despite your talent, not to mention the time, energy and money you have spent getting people to your site in the first place.

But, once you have captured their attention with eye-catching design, holding it is an entirely different challenge. That is where continuously providing fresh, follow-worthy and share-worthy ORIGINAL content comes into play. It can spark and accelerate word-of-mouth advertising for you or your company. This video has been viewed over 20 million times. We hope it inspires you as much as it did the two of us. If the video does not appear on your screen, here is the link.
