Luxury Real Estate Personal & Company Branding: Escaping the Brand Extension Trap

If you are already a successful real estate professional in your marketplace and would like to break into the luxury end of the business heed this warning.  Do not fall into the trap of thinking that your current personal or company brand will work to your advantage because it is already well known and well thought of. 

You most likely will need a separate luxury real estate brand because your current brand is identified with a different pricing tier in the minds of your target market.  This is not about snobbery.  It is about one of the most perilous challenges of branding for any type of business large or small: brand extension. 

Here is an example of a brand extension misstep made by one of the biggest brands in the world:  General Electric. 

Recently, we began forwarding our business landline to our iPhone.  For me,  (Ron here), finding the right headset was quite a challenge. I tried the two best blue tooth models on the market. In each case I got feedback from friends and clients who said I sounded like I was in an echo chamber and my voice broke up in far too many calls.  

I went to Staples and tried the leading brands for over the head models with volume control, which worked fine, on my landline, but not with an adapter for the iPhone.The General Electric model had all of the features that I needed without an adapter. But, I completely dismissed G (general) E as an iPhone headset brand over the leading brands in this category that specialize just in telephony accessories:  Plantronics and Jabra. 

What does GE stand for in your mind: Appliances, Aviation, Consumer Products, Customer Training, Electrical Distribution, Energy, Finance, Healthcare, Lighting Oil & Gas, Rail, or Software & Services? 

Had GE come up with a cool brand name for this category of their business, the brand extension would have been far more successful. I certainly would have discovered it immediately and at least tried it.  It was only after the others did not work for my needs that I finally tried GE, which works just fine.

Like GE you could use your current brand name when you extend your brand into the luxury realm. But, your speed of success will be much slower. You or your company may be the best choice.  But, you will not be readily identified with your new category of business with your current brand name. Think of the pace of brand acceptance that Toyota would have faced if they did not use the brand name Lexus for their luxury model. The same applies to Accura, which is the luxury car brand of Honda.  

Toyota and Honda are both outstanding brands in their price category. But, these brands are very strongly identified with that category.  You just need a new brand name that works for your new business category as a luxury real estate marketing professional.

Luxury Real Estate Marketing: The Danger of Ignoring Trends - Part 3

Perhaps the most important business skill that you can cultivate as a luxury real estate marketing professional is listening. This does not only mean giving your clients your full attention in order to understand their needs. It also means listening to your own intuition and paying attention to the trends in the marketplace. The danger of ignoring your client’s needs, your own intuition and market trends as a market leader can leave you vulnerable to sharply focused challengers.

One of the most dangerous liabilities that a market leader can have is the inability or unwillingness to quickly shift paradigms. A paradigm is a mindset, a pattern of thinking or a model for something especially one that forms the basis of a methodology or theory.

Shifting from the printed MLS books to the online IDX represented a complete paradigm shift in the real estate industry. So profound was this shift that the IDX could be called a “game changer”. It empowered consumers to search for properties on their own, eliminating the gatekeepers (agents) to this market information. Those brokerage firms and agents who understood the significance of this trend and jumped on the IDX bandwagon when it first came out had a definite competitive advantage over those who were stuck in the previous paradigm.

In Part 1 and Part 2 of this article series we covered how slow Microsoft was to shift paradigms with the advent of “cloud-based” software, smart phones, tablets and the apps that can be purchased for them. Research in Motion (RIM-Blackberry smart phones), was also slow to shift paradigms to touch screens with apps. They had an enormous competitive advantage as the preferred purveyor of smart phones for business.

Had RIM quickly come out with a touch screen version of their smartphone featuring the best business apps, plus consumer apps that could be “used on weekends”, i.e., double as a consumer device, they may have been able to stem off their very steep decline in market share. In 2009, RIM shipped 54% of the smart phones sold in North America. Now, it is shipping an estimated 13% in the second calendar quarter of 2011.

Being nimble, that is quick to respond to trends, is the ability and willingness to shift paradigms. One of the key trends in luxury real estate is downsizing. No longer is it particularly a status symbol to have enormous homes. Less can be more. Ask your clients who own large homes if they may be interested in finding a smaller one. Listen to their needs carefully and you may find hidden business right under your nose.

Listen to your intuition and pay close attention to trends. This will serve you well in marketing luxury real estate. Ignore trends at your own peril.

How to Make Your Primary Brand Differentiator Your Bread and Butter

Contrarian thinking is one of the factors that separate market leaders from the rest of the pack. For luxury real estate marketing professionals who wish to dominate an underserved market niche, here is an example of a billion dollar company that has done just that by thinking differently.

Panera, known for its hearty soups, salads and $7 sandwiches, made with freshly backed artisan breads, served on real dishware in a very comfortable setting, exemplifies such a market leader. With 1420 stores, and a roughly $3 billion market capitalization it has taken a page from Starbucks, and is thriving by providing its customers with a “third place” to gather, apart from home and the work place.

The mark of an effective brand is one that can communicate how it is different from its closest competition in just a few words. For Panera those words are “healthy, tasty &, affordable, yet upscale”.

Subway claims to serve healthy, affordable sandwiches too, but not on artisan bread and not on ceramic dishes. Tasty, is more of a subjective attribute which must be taken out of the equation when comparing the two brands. But, the furnishings in Subway are not upscale like you would find in a well- appointed Starbucks store.

Can you see how the DNA of a brand (the summation of its primary brand attributes) completely changes when one additional factor, “upscale” is added to the “recipe”? Can you see how adding one additional brand attribute can appeal to a specific demographic that was underserved (by Subway for example) and thus create an entirely new brand category? Can you see that an “upscale” version of Subway was an uncontested market niche and now has become a separate brand category in the minds of its target market?

Can you articulate the brand attribute(s) that sets you apart from your competition? Think contrary to the norm and you will stand out in a meaningful way. Your target market will appreciate that you have done so and they will follow you instead of your competition! Only then will your dfferentiating brand attribute become your "bread and butter".

Is your Promise of Value Extraordinary?

Do you blend in or stand out from your competition? Can those who know you well tell their friends, or even people they meet for the first time, how you are distinct from your competition in a few sentences, ideally, in one or two words? Here is how this plays out: AT&T or Verizon? Verizon has fewer dropped calls! Stated in two words: Verizon = “reliability & coverage”.

Does Your Visual Image Communicate Your Distinct Value Proposition?

Can you conjure in your mind Verizon’s red image of the US map that shows its superior coverage to AT&T?

Is Your Branding Consistent Throughout All of Your Online and Print Marketing Materials?

Think Tiffany: Blue box, blue shopping bag, and blue website. Check out their newly refreshed website.

Is Your Website Content Current, Relevant and Pithy?

Pithy means clear concise and to the point.


Have You Reviewed Your Marketing Strategies Lately?

If market leadership is your quest you must become a triple threat to your competition, offline, online and through superlative relationship management everywhere. Offline strategies apply to one aim: achieving “top-of-mind” status among potential home sellers and referral sources. Online strategies apply to attracting more buyers than your competition. Relationship management strategies can make you; weak strategies or none at all can break you.

When brand refreshment is done right it gives those who already know you a compelling reason to talk about you. As a company it can revitalize your team’s spirit. Is now the time to refresh your brand?

Luxury Real Estate Marketing: How Important is a Logo in Personal or Company Branding?

A logo is important as an integral part of your personal/company brand. But, it can be a missed opportunity if it does not convey your extraordinary promise of value.

A great logo is a symbol that encapsulates and succinctly communicates the entire experience of your brand. It conveys what you want your brand to stand for in the minds of your target market and how you are distinct from your competition.

Think of the ubiquitous Nike “swoosh”. It has tremendous meaning all rolled into a very simple graphic line that looks like a check mark. If you were to ponder a bit on the swoosh symbol you might summon the Nike slogan to mind, “Just do it!”, and it would have even more meaning to you, especially if you are athletic or enjoy sports. In Greek mythology, Nike is the goddess of victory. Knowing this can conjure an even deeper emotional connection with your core values.

Putting a symbol like a key or an antique door to a home, or an Adirondack chair on a front porch, next to your name because you are a real estate agent can create a logo. But, it falls short of the potential to communicate who you are in particular and how you are different.

Sometimes a logo is just one part of the entire brand identity. The Tiffany logo is a very simple font spelling out the company name in Times New Roman, a font that comes standard with all computers. But, think of the Tiffany blue gift box. Can you see how much meaning the color and that box has? The entire brand identity, the logo, color and the images that are associated with the name become the brand identity.

Ralph Lauren’s Polo logo speaks volumes about an affluent lifestyle even for those aspiring to that lifestyle. Like Nike it can be instantly recognized and it communicates tremendous meaning.

Ask, yourself another question, “How important is being top-of-mind in your marketplace?” Then ask yourself, “How important is a logo in personal/company branding?”

The #1 Secret for Selling Luxury Real Estate: Know Your Buyer’s World View About Luxury

We are going to let the cat out of the bag with this post. If you want to stay on the leading edge as a luxury real estate marketing professional do not let your competition read this article! It turns out that the Language of Luxury has two “dialects” depending on the world view of the luxury buyer. If you can speak both dialects fluently and use the right one with the right buyer, you will have a tremendous competitive advantage and close more sales.

What if you could instantly assess which of two types of luxury buyers you are dealing with and could speak to them in their “native tongue”? Your lead conversion would increase and so would your sales!

The two types of luxury buyers are: Type 1- Inner Referred and Type 2- Outer Referred. Neither one is better than the other, just different. Type 1 refers to their own gut instincts when making buying decisions and Type 2 refers to the opinions of others and the approval of others when they make their decisions.

Oddly enough, both types of buyers may be interested in buying the same home. But, the way you describe the home and the words you use to communicate how the home will satisfy their needs and values must be spoken in their own dialect. They both view the same physical components of the home but the meaning of the physicality to each buyer type is worlds apart.

Type 1 buyers see the home as a means-unto-itself, a possession that will give them personal pleasure without regard to what others think. Talk to them about the distinctiveness of the architecture for example. Include the skill and expertise of the craftsmen who built the cabinets and did the tile work. If there is a flattering story behind the house or its heritage tell it to Type 1 buyers. Explain to Type 1 buyers how the home can represent the buyer’s personal achievement.

Type 2 buyers see the same home as a means-to-an-end, a possession that will give them acceptance into a social group that they admire. Purchasing the home may also be a way to attract the approval of friends or family. When you speak to Type 2 the operative word is prestige. Explain how the home can enhance their social standing, their status in the community. Let them know how it can give them social currency by virtue of living in the same neighborhood where celebrities or titans of business dwell.

Type 2 buyers are often criticized as being pretentious. Yet, both types of buyers can contribute mightily to your own personal economy. Put these judgments aside. Just understand that each type of buyer is satisfying their needs and values according to their own world view. That is the #1 secret to selling luxury real estate.

What does your brand stand for? This is a very important branding question if you are going to build a “brand community” around your luxury real estate marketing practice. Developing a brand community is a way of harnessing the power of word-of-mouth advertising among your most enthusiastic and loyal fans.

Harley-Davidson revived a once dying brand by building a strong brand community. They created activities, meet-ups and the Harley-Davidson Museum as a way to get their customers to “join” their brand. This galvanized a fiercely loyal core group of raving fans who rally around the battle cry of “freedom, individuality, and rebelliousness”, which is what the brand stands for in the minds of consumers worldwide. Licensing the Harley-Davidson logo alone accounts for 5% of their net profit

Apple has brilliantly created “brand hubs” in most major marketplaces with their stores. When you purchase an Apple product you are joining their brand and becoming a member of a community who share the same values. Offline, the club house is the store where you can always find like-minded “members”.

In luxury real estate marketing, unlocking the full potential of a brand community means creating a following of fans by adding extraordinary value beyond what is expected from a typical agent or agency. Today, you must first earn their attention outside the context of listing their home with you or buying a property with your assistance.

The battle for market share is actually the battle of mind share. Whoever comes to mind first wins! Therefore, marketing strategy is actually all about achieving top-of-mind status.

Marketing Luxury Real Estate: Discovering the Non-Obvious Market Niche

ORGANIC ORANGE TOMATOES IN JANUARY?

The advantages of niche marketing are numerous. Concentrating your attention and passionately focusing your unique talents on an uncontested or underserved market niche can yield outstanding results when marketing luxury real estate. Here is an example of local niche marketing that exemplifies this extremely important marketing principle.

Perhaps there is no other marketplace in the United States, with a higher concentration of fans that buy locally grown organic produce, than the stretch of towns between Los Angeles and Santa Barbara, California. Where else can you find an organic farmers market open on New Years’ Day? We are indeed fastidious foodies here in Santa Barbara where we have an outdoor farmers market fsix days a week, every week of the year!

Everyone knows that Florida and California are known for their oranges in wintertime. The Orange Bowl takes place in Florida, the Sunshine State, after all. But, where can you consistently get locally grown certified organic orange tomatoes in the winter?

Red, yellow and orange organic tomatoes are grown hydroponically by the Beylik Family Farms near Filmore, California which is centrally located within this specialized marketplace. They also produce hydroponically grown organic cucumbers, and seasonally, sweet peppers, eggplant, artichokes, melons and sweet white corn. Beylik Family Farms sell this produce exclusively at the 17 Certified Farmers Markets between Los Angeles and Santa Barbara. You will not find their produce in the supermarkets.

Hydroponics is the science of growing plants without soil. In a temperature controlled environment, the plants thrive on the nutrient solution alone. Receiving everything they need, the plants tend to be healthier; they grow faster and are generally more productive. Plus, they can taste even better because the plants grow stress-free.

Is there a demand for organic tomatoes in winter? There certainly is here in our marketplace. Now, this is niche marketing at its best! Is enjoying locally grown tomatoes in January a luxury? You bet!

Look for an unconested or underserved niche in your luxury real estate marketplace. Find a need that you can passionately fill better than anyone else. It may require some contrarian thinkng. It may require applying technology in a unique way that others have not thought of yet. If the niche and the method of serving it was obvious, your competition would be doing it already. Growing orranges in the winter is obvious; growing orange tomatoes is not.
